What is included
Design consultation: $250 plus HST, credited to your first invoice if you hire us. Design work is then a fixed fee, quoted in writing.

Common questions
Do we have to renovate the whole home at once?
No. We make one plan for the whole home first, then you phase the work to suit your budget, for example a kitchen now and bathrooms next year. Planning it together first means early work does not get redone later. Several of our condo projects were done in stages.
What does design cost for a whole two-storey home?
As a general guide from published 2026 Toronto-area fee guides, design for a whole two-storey home typically runs from about $15,000 to $40,000, while firms that also manage construction often charge 10 to 25 percent of the construction budget. Renovation costs themselves are separate. Every project has different and very specific requirements and priorities that are rarely the same from one project to the next, so we quote a fixed design fee in writing after your design consultation.
What does your role cover during construction?
We design and specify the project and coordinate with your contractor from demolition to the final walkthrough, so questions about drawings and finishes get answered quickly. Your contractor manages the construction itself.
Can we stay in our home during the renovation?
Often, when the work is phased so that a working kitchen and bathroom stay available. We build that into the schedule from the start. For a full gut renovation, many owners choose to move out for part of the project.
